Energy certification is the process by which the energy certificate is obtained and is mandatory for any owner who wishes to sell or rent their home. Therefore, it is the owner who must obtain it before the real estate transaction is carried out. Once obtained, it will be presented to the notary, who can proceed to carry out the deed of sale. How to obtain the energy certification First of all, in order to obtain the energy certificate it will be necessary to contact an authorized certifying technician. According to Royal Decree 235 of 2013, it is stipulated that the professionals who can carry out the steps to obtain it are architects, technical architects, engineers and technical engineers. It is very important to take into account that without the enabling qualification, this professional will not be able to manage the certification in question. Once the certified technician is assigned the task of obtaining this certificate, the steps he/she will follow are: Perform tests and verifications: the professional will collect the data corresponding to the construction, such as hot water, heating and air conditioning. The next step is to take measurements of the property. In order to record the information obtained correctly, the technician will divide it into the following two groups: Envelope: this is the construction of the building itself, i.e., its walls and openings. Installations: this consists of the additions made to the building, such as heating, hot water, cooling and lighting. Taking photographs: there are two types of photographs that the technician must take. One of them is required for the presentation of the energy report, i.e. it is mandatory. The second is the one that the technician will take on his own to help him prepare the report, but which will not necessarily appear in the record. Accesses: in order for the technician to submit a valid report, he must be able to access all installations belonging to the air conditioning sector. If access to these is for common use and the owner does not have the keys, permission must be requested from the building's doorman or the condominium manager. How the energy certificate is registered Once the technician has prepared the corresponding report to obtain the certificate. This certificate needs to be presented to the registry authorized for this purpose in each autonomous community. This step can be carried out both by the technician who has carried out all the procedures to obtain it, as well as by the representative of the owner of the property. The final result of the energy certification is the energy label, which shows the energy rating that has been obtained according to the characteristics of the property, which is defined by letters ranging from A to G.
