Issuance of energy certificate

Obtain the Energy Efficiency Certificate required to sell your home in Spain

Did you know that you need an energy certificate to sell your home?

If you are going to sell or rent your property in Spain, it is mandatory by law to have the energy efficiency certificate. It is impossible to formalize the sale and purchase and if you publish this property without energy certificate you expose yourself to receive an administrative sanction.

Why is it necessary to have an energy certificate?

A must if you are selling or renting your property in Spain.

By law

It is required by Royal Decree 235/2013, of April 5, 2013 to sell or rent houses in Spain.

It entails a sanction

You can be fined between 300 and 6,000€ if you don't have it.

Official technician

It must be issued by a qualified technical architect with the authority to certify.

What information does the energy certificate contain?

The document you receive includes:

• Technical data of housing and the certifier.
• Type of thermal installations and what insulates it from the outside, such as walls or roof.
• Energyrating, according to C02 emissions, consumption and energy needs.
• Energylabel: color scale ranging from A to G according to the degree of consumption and emissions, with A being the most efficient.
